Rental Terms & Conditions:

These terms and conditions shall not constitute a “lease” or “contract” of any kind. Rental agreements may be terminated by the agent or client at any time after satisfying any cancellation policies and complying with any laws that may apply. Any funds received by agent under the rental agreement shall be applicable to cancellation policies. While such funds are in the agent’s possession any earnings derived from these funds shall belong to the agent.

Agent is not responsible for errors or omissions. Agent will make every effort to provide up to date and accurate information on its web site and in any print advertising but will not assume any liability for errors. All information including rates and rental terms and conditions are subject to change at any time. Client will receive confirmation via email or standard mail. It shall be the client’s responsibility to check for errors on the confirmation. Client will not hold agent liable for any reservation errors.

Reservations: Agent accepts reservations by phone and online. All rentals are on a nightly basis and there are no set arrival or departure days as long as the minimum stay requirements are met. Minimum stay requirements vary depending on season.

Rates: Rates, fees and taxes are subject to change without notice.

Deposit: Reservations require a deposit of 50% of the total rental rate before tax, and a 5% processing fee, and will be due at the time the reservation is made either by phone or online. The remainder of the total balance including tax will be due 30 days prior to arrival. Reservations made within 30 days of arrival will require full payment of the total balance including a 5% processing fee at the time the reservation is made.

Processing Fee: Each reservation will include a 5% processing fee. The fee is calculated on the rental rate only. The fee applies to each separate reservation even if multiple reservations are booked simultaneously. The fee is subject to state and local tax.

Methods of Payment: We accept Visa, MasterCard, American Express and Discover credit cards. A credit card is required to secure reservations.

Cancellations: Cancellations more than 30 days prior to arrival will be charged a cancellation fee equal to 10% of the total nightly rental rate and forfeit the processing fee. Cancellations less than 30 days prior to arrival will forfeit the full rental amount, tax and the processing fee.

Check-In & Check-Out: Check-in is between 4:00 p.m. and 7:00 p.m. Office hours are from 9:00 a.m. until 7:00 p.m. and will be extended for high volume periods. Arrangements will be made for late arrivals. Check-out time is before 10:00 a.m. For your safety and security, property uses keyless entry systems for the private lobbies, studios and suites. The lock system will only allow the client access from 4:00 p.m. on the reservation arrival date until 10:00 a.m. on the reservation departure date; therefore, we cannot allow early check-ins or late check-outs.

Age Requirement: The client making the reservation and signing the rental agreement at check-in must be 25 years of age or older and must occupy the rental property for the entire term of the rental agreement. Any misrepresentation by the client will be considered a violation of rental terms and conditions and the client will be asked to vacate the rental property without refund. Agent reserves the right to require valid identification before allowing occupancy of the rental property. House parties are not allowed under any circumstances with or without supervision.

Occupancy: All studios and suites have set occupancy limits as follows:

• Studio – 4 (four)
• 1 Bedroom Suite – 4 (four)
• 1 Bedroom Suite + Den – 6 (six)
• 2 Bedroom Suite – 6 (six)
• 2 Bedroom Suite + Den – 8 (eight)

Occupancy may not exceed set limits, including children. Over occupancy will result in additional fees charged to client’s credit card. If over occupancy is considered in violation of any law or fire code agent will require client to secure additional accommodations or vacate the property without refund.

Availability: In the event that a property becomes unavailable for any reason, agent will make every effort to move client to comparable accommodations. If comparable accommodations are not available, agent will be held harmless and the client agrees that its only remedy shall be a full refund of any monies paid. If the property should become unavailable during occupancy and comparable accommodations are not available, agent will be held harmless and client agrees that its only remedy shall be a refund for the unused portion of their stay only.

Insurance: Agent does not offer travel insurance. All cancellation policies apply to reservations cancelled by the client for any reason. Refunds will not be made for cancellations due to inclement weather unless an official mandatory evacuation order is issued by the Governor of The State of South Carolina. If an order is issued, a refund will be issued for the number of nights that the order is in effect. If the client does not return to use the remainder of paid nights left on the reservation those nights will be forfeited.

Housekeeping: Studios and suites do not include daily maid service. Each studio and suite has a washer & dryer for your convenience. Agent does not require client to perform any housekeeping duties prior to departure. A cleaning fee of $60.00 per studio or 1 bedroom suite and $80.00 per 2 bedroom suite will apply to all reservations.

Pets: A limited number of pet friendly studios and suites are available. There is a $75.00 non-refundable fee for clients traveling with their pet. Only one pet per studio or suite is allowed. Agent welcomes small to medium breed dogs and those dogs considered to be non-aggressive breeds. Agent does not allow aggressive breed dogs such as Pit Bulls and Rottweilers, or cats, reptiles, rodents, birds or exotic animals of any kind.

Parking: The property is a dynamic urban village with ample public parking. Parking is not assigned or guaranteed. Public parking is free and available street-side, in parking lots and in parking decks.
