Vacation Rental Information

RESERVATIONS - A deposit of about 1/2 of the rental amount is required to confirm any reservation and must be received within 10 days after the reservation is made. Rates are subject to 5% South Carolina sales tax and 5% accommodation tax. Rates quoted in this brochure are for one-week. Relaxation periods and are from Saturday to Saturday unless otherwise specified.

WEEKEND RATES (2 night minimum) available September through May.

FINAL BALANCE MUST BE PAID NO LESS THAN 30 DAYS PRIOR TO ARRIVAL. Your final balance information will be on the Reservation Confirmation mailed to you upon receipt of your deposit. Please mark your calendar, WE WILL NOT SEND A SEPARATE BILLING. For reservations made less than 30 days prior to arrival, the entire amount plus tax is due within 5 business days. NO KEYS WILL BE ISSUED UNTIL THE ENTIRE BALANCE IS PAID. "Last Minute" reservations may require payment via overnight mail. Administrative fee of $35.00 is included in your final balance.

SECURITY DEPOSITS, if required, will be refunded within 30 days, less any charges for repairs or additional cleaning, etc.

PAYMENTS must be made by personal check, certified funds, money order, travelers checks or cash. SORRY, WE DO NOT ACCEPT CREDIT CARDS. There is a $25.00 fee for any check returned due to insufficient funds.

CHECK-IN TIME is between 3:00 and 5:00 p.m. at the property management compnay office. Early check-in (1:00 p.m.) is available at some properties ($75 fee).

We do not issue keys before 3:00 p.m. due to housekeeping schedules. Please arrange your travel plans accordingly. If you can not arrive by 5:00 p.m., please call our office to arrange for key pickup.

Several of our properties such as Interval Ownerships have different check in - out times. Please confirm with our office.

CHECK-OUT TIME is 10:00 a.m. We must adhere to this schedule in order for us to get the rental ready for the next occupants.

LINENS AND TOWELS are not included in most of our houses and Litchfield Retreat condos. However, they are included in the rental of the condos at Litchfield By The Sea, Inlet Point and Interval Ownership properties and the beds will be made for you, also. Linen and towel orders must be placed at least 20 days prior to arrival (if not included in your rental).

SWIMMING POOL: hours are at the discretion of the property manager and are subject to change. No refunds are given for pool closings.

ITEMS TO BRING: sheets, towels (unless rented), paper products, dish detergent, laundry detergent, soap, trash can liners,Boy at the Beach beach towels, beach chairs, etc.

RENTAL CRIBS, UMBRELLAS, BEACH CHAIRS, ETC: Vacation equipment rentals, Inc. can provide a variety of rental equipment. You may call them to place your order.

CLEANING: Your rental unit should be clean when you arrive. If we have not heard from you within one hour of your check-in, we will assume you found the unit in acceptable condition. Our housekeepers will clean the unit after your departure. We do require that the rental unit be left in a neat and orderly fashion, the kitchenware should be cleaned and stored in cabinets and all trash be bagged and placed in outside containers for pick up.

FURNISHINGS AND EQUIPMENT: All rental units are furnished for normal housekeeping with dishes, cookware, flatware and glassware. Our rental units are equipped with air-conditioning, washer/dryer, microwave, cable TV and telephone unless otherwise stated in the unit description. Each unit is privately owned & furnishings and condition of unit will vary according to the tastes and needs of the owner. Furnishings are not to be moved or re-arranged. Property reserved sight unseen will be described as accurately as possible with regard to space, features and physical condition.

MESSAGES AND MAIL can be received through our office. If you are expecting mail, please check with our office periodically. Make sure the party contacting you knows which rental unit you will be in. Messages will be delivered only in case of emergency.

COMPUTERS? Local Internet access can be very expensive. Please give us a call if you need internet access.

CANCELLATIONS must be received in WRITING ONLY - via mail or fax . Should a cancellation be necessary, there is no refund unless travel insurance is purchased, or (if no insurance is purchased) unless the same unit is rented, confirmed and paid in full for the same number of days at the same rate as your original reservation.

If the property is rerented for less money or fewer days, we will charge your account for the shortage in rent and the balance will be returned to you less a 10% handling fee of the rental rate. If Trip Insurance has been accepted, you will receive a refund directly from the insurance company should you have a "covered cancellation."

TRANSFERS AND CHANGES: You may transfer deposits and payments to another time period IN THE SAME UNIT (AND YEAR) in which the reservation was originally made. This must be done atleast 60 days prior to the orriginal arrival date. Deposits and payments can not be transferred to other properties unless re-rented (see Cancellations).

CAPACITY: Please pay careful attention to the capacity listed for each unit. Limit your party so as not to exceed capacity. Babies in cribs are the only exception to this policy.

PETS are not allowed in most our rental units unless specified by your rental agreement. This includes all condos. If a pet is brought to the rental unit, the property management company reserves the right to terminate the rental without a refund and charge a minimum fee of $150 for flea extermination and cleaning.

NO HOUSEPARTIES! The property management company reserves the right to refuse occupancy or discontinue the rental with no refund if a houseparty is detected. A houseparty may be, but is not limited to any group made up of persons under the age of 25, who are not members of the same family. WE STRICTLY ADHERE TO OUR POLICY OF RENTING TO ADULT AND FAMILY GROUPS ONLY. If you are not sure about your group, you should call. This could help avoid a loss of your entire rental payment.

LONG DISTANCE CALLS must be charged to your credit card or home telephone number. There will be a service charge of $10.00 added to any long distance call charged to the unit.

RULES AND REGULATIONS of each condominium must be strictly adhered to.

NO RECREATIONAL VEHICLES are allowed on any of our rental properties. NO MOTORCYCLES are allowed in condominium areas.

MAINTENANCE: All equipment in our rental units should be in working order. Please report any inoperative equipment to our office promptly. Every effort will be made to resolve the problem as quickly as possible. NO REFUNDS WILL BE MADE FOR EQUIPMENT FAILURES.

TENTATIVE RESERVATIONS: You can be the first in line to reserve the same property and same time period for the following year. A $75 deposit is required and is due prior to your departure. The deposit is non transferable and non refundable unless the requested property is unavailable.

KEYS: You will receive 2 sets of keys at check-in. A $10 (per set) fee will be charged for any sets of keys not returned. The liability of lost keys (out of our control) can be great, so please keep up with your keys.
