Policy

Indemnification of Agent by Guest

Guest agrees to indemnify and save Agent, its employees and Agents, free and harmless from any claim or liability for any loss or damage whatsoever arising from, related to or in connection with rental of the Dwelling, including but not limited to any claim or liability for personal injury or damage or loss of property which is made, incurred or sustained by an Guest or any Guest invitee.

Damage Protection Plan

The property management company provides rentals guest’s peace of mind for accidental damage during your stay. A fee of $45 will be charged and will cover up to $2500 for reported accidental damage. Damage must be reported during your stay. The protection plan does not cover malicious or intentional damage. Guests will be responsible for any expense in excess of $2500. Guest agrees to indemnify Owner for any damages of the Dwelling or grounds an to the furnishings, including reason attorney’s fees, caused by the Guest’s negligence, or the of persons in the Guest’s party or their guests, which occurs during Guest’s occupancy.

Deposit 

When you make your accommodation reservations, to confirm, a deposit of 50% of the rental costs are required upon booking to guarantee reservations. Deposit can be paid by MasterCard, Visa or checking debit card.

Cancellation Policy

If a reservation is cancelled more than 90 days before the arrival date there is a cancellation fee of $75. If the cancellation occurs 90 days or less from your arrival date, the 50% deposit is non-refundable.

Balances

Your balance is due 45 days prior to arrival by personal check or money order.

Check-in Time

Check-in time is 4:00 p.m. When planning your arrival, make sure it is no earlier than 4:00 p.m. Late check-ins are not a problem. After-hours check-ins can be arranged with prior notification. The premises and its amenities will not be available prior to that time.

Check-out

Check-out Time is 10:00 a.m. Home should be secured and keys must be returned to our rental office. Garbage should be removed from home and put in the service area. Refunds are not issued for early check outs or no shows.

Occupancy

The occupancy on each accommodation is limited to and will not exceed the number of persons indicated on this rental confirmation.

Use

Any use of the dwelling other than residential use during a family vacation must be approved by the Agent. If the dwelling is to be used for any event, such as weddings, reception, or large gatherings, the Guest agrees to submit a request for approval to the Agent and adhere to the Agent’s determination on that request. If the Agent approves the event, the Guest may be required to pay an additional deposit. If the Guests misrepresents an event to the Agent, the Guest agrees that the Agent may refuse occupancy or have the dwelling vacated and the guest will not be entitled to a refund.

Pet Policy

Pets are not permitted in our homes and villas or on premises. If guest is found in violation of this Policy, the property management company reserves the right to immediately cancel your rental reservation and occupancy of the home or villa. Guest will forfeit all monies for the balance of their stay and incur a minimum penalty of $250.

Property Availability

In the event that the Owner of the privately owned dwelling makes the dwelling unavailable, or should the dwelling be undergoing any major repairs, Agent shall be held harmless by Guest. Agent will make every effort to move guests to comparable accommodation at the original rate. If comparable accommodations are not available, the guest agrees to accept a full refund of their paid deposit.

Smoking

Smoking is not permitted inside of the Dwelling.

Repairs

Owner, Agent or authorized repairman may enter the Dwelling during customary business hours for any purposes connected with repair, improvements, car and/or management of the Dwelling.

Termination of Agreement

If Guest violates any of the conditions or restrictions of this agreement, Owner may terminate this Agreement and enter the Dwelling. Upon termination of this agreement, Guest shall vacate the Dwelling immediately. The undersigned Guest understands and agrees that he/she is responsible for the acts of all persons in his party or guests of the party.

Pool Heat

Pools that can be heated will have an indication on the property description. There is an additional charge to heat the pool. Please note that reservations for June, July and August have a 7 night minimum and begin and end on Saturday.
