Check-in: 3:00 – 5:00 p.m. Pick up keys and parking passes at the office. Checkout: 10:00 a.m. Return keys and parking passes to our Hwy. 17 office before 10:00 a.m. on day of departure. Rental Days: Weekly rental is from Saturday to Saturday. There are times during the year when a 3-day minimum stay can be accommodated. Reservation Deposit: To confirm your weekly reservation you will need to pay fifty percent (50%) of the total charges (rental fee, taxes and reservation fee) plus the total cost of travel insurance, if selected. One month’s rent deposit is due for monthly/winter rentals. This prepayment is due within 10 days of making your reservation. If the deposit is not received within 10 days, the reservation will automatically be cancelled. Payment may be made with a personal check or with a Visa or Master Card. In either case, we need to have on file with all reservations a valid Visa or Master Card number and the expiration date. When you check in, you will need to present the same credit card for verification. Balance of Payment: The balance of the rental charge is due at least 30 days prior to arrival. The balance may be paid by personal check or credit card. Any unpaid balance resulting from additional services must be paid at check-in with travelers’ checks, certified funds or credit card. No personal checks or cash will be accepted at check-in. Tax: All rental charges are subject to 6% sales tax and 5% accommodations tax. Cancellation Policy: Confirmed reservations are not transferable. Confirmed reservations may be cancelled by written notice. Your reservation deposit will be refunded, less $100 cancellation fee and the $35 reservation fee, ONLY if the same unit is re-rented for the same time period and for the same dollar amount. You may want to purchase Travel Insurance to protect your vacation investment against emergencies and mandatory evacuations due to hurricanes. Upon Arrival: Please check your unit thoroughly upon arrival. Every effort is made to see that your unit is cleaned and undamaged for your stay. If this is not the case, please report any discrepancies immediately to our office to insure that the problem is resolved and that you will not be held responsible. Please be aware that your credit card will be charged if there is any damage to the unit or its furnishings, if any furnishings are missing, or if the unit requires heavy cleaning. Key Charge: There is a $50 fee for each lost or unreturned key or swipe card. There will be a $30.00 charge to the renter (payable in cash at the time of service) if you lock yourself out of the unit and a property management company employee needs to open the unit for you during non-business hours. If a locksmith opens the unit at any time, the charge will be determined by the locksmith. Upon Departure: A linen bag for sheets, pillowcases and towels is provided and you should find this on the kitchen counter. Place all sheets, pillowcases and bath and kitchen towels in the linen bag provided. Do not remove the mattress pads because they belong to us and not to the linen company. Leave the bag inside the unit near the front door for pickup by the linen service. Put all dirty dishes in the dishwasher and turn dishwasher on. Take all trash to the trash chute located on your floor or to the dumpster nearest your building. Parking: No motorcycles are permitted. The parking garage clearance is 6' 8" at our oceanfront resorts. Roof carriers on SUVs cannot be accommodated. Linens: Bed linens and bath towels are provided per bed (sleeper sofa excluded) as follows: 3 bath towels, 2 washcloths, 1 hand towel, 1 flat and 1 fitted sheet, 2 pillow cases. One bathmat per bathroom, 1 kitchen towel and 1 dishcloth are also provided. You may wish to bring beach towels with you, as no bath towels are to be taken from the unit for use at the pools or the beach. You can bring your own linens for the sleeper sofa or we can provide them at a cost to you of $15.00 per sleeper sofa. Departure Cleaning Service: Departure maid service is provided as part of the cost of the rental. Non-Smoking Units: Currently, all our vacation condominiums are non-smoking units. Violators will be charged $350.00 to cover the cost of a special cleaning to deodorize and rid the unit of smoke. No Pets: Currently, none of our condominium owners allow pets in their units. Breach of this condition is grounds for eviction, without refund. Additionally, your credit card will be charged to cover extermination for fleas. Privately Owned Property: All our vacation condominiums are privately owned and reflect the individual tastes of the owner. Property items such as glasses, dishes, silverware, pots and pans, pillows, bedspreads, chairs, towels etc. are not be taken out of the unit. We cannot be held responsible for appliance breakdowns or for changes by owners in furnishings or equipment. We will make every effort to have service restored as soon as possible. No refunds or credits will be made for mechanical failure. Note: There may be times when a rental unit is on the market for sale. A unit will not be shown during rental occupancy unless there is a signed Purchase Agreement for that unit. The unit will be shown with the least amount of inconvenience to you, the Renter. You will be notified if there is a need to show the unit you are renting. An appointment will be set up for a showing at your convenience. Additional Rental Items: Items such as cribs, highchairs etc. are available from outside vendors. and need to be requested prior to arrival. We will be happy to furnish you with the names of some of these vendors. The rental service is not part of our service; therefore, the property management company is not responsible for the condition of such items. No House Parties: Absolutely no student or house parties. We have the right to and will terminate any rental, with no refund, if the renter is detrimental to the property. We rent to families and mature adults over the age of 25. No children will be permitted to check in without their parents. Lost and Found: We cannot be held responsible for items left behind. We will make every effort to locate and return them to you for a $15 service fee plus shipping cost. Returned Checks: There is a $30 fee for returned checks. Reservations Priority: Owners have top priority for reserving the unit for the following year. Renters have next priority for the same unit the following year if the reservation is made prior to checkout. Please try to make your reservation by Thursday of your vacation week. A non-refundable $150 tentative deposit is due at time of booking a weekly reservation. It will be applied to the reservation deposit that is due January 15th. Rates are guaranteed for next year only if the balance of the 50% deposit is paid by January 15th. One month’s rent is due at time of booking a monthly/winter reservation and the current rate is guaranteed provided the reservation is made prior to checking out.
