Policy

Your lease period begins after 4:00 p.m. on check in day and ends at 10:00 a.m. on your departure date. Occupancy is restricted solely to the specific number of occupants as advertised for each home. 

After you make your reservation, we will send you a Lease Agreement requesting your first payment, which amounts to 50% of your base rent plus optional Travel Insurance coverage. You will have 15
days to return your signed lease to us with your advance payment or your reservation will be canceled. If you do not wish to purchase the optional Travel Insurance please initial to decline it in the space provided on your Lease Agreement. Your final payment must be received 30 days prior to your arrival and will include the second half of the base rent amount, taxes, $165.00 Administrative fee (plus tax), your choice of a $55.00 Deposit Waiver (plus tax) or a security deposit, and a $100.00 Pet Fee (plus tax) if the home allows pets and you are bringing a pet. No invoice will be sent for
your final payment, so please mark this on your calendar. Please read your lease carefully, sign and return it with your first payment within your 15 day limit. Acceptable forms of payment include personal check (must be received 30 days prior to your arrival), credit card, money order, or cashier’s check. Accepted Credit Cards include Visa and Master Card. There is a $39.95 processing fee applied to each payment made by credit card. Please be
sure that your reservation number or leaseholder's name is on any remittance so that we can be sure your payment is accounted for correctly. The optional Deposit Waiver requires a $55 (plus tax) non-refundable fee. The Deposit Waiver option protects you from accidental losses or damages in the rental property during your occupancy. This Deposit Waiver option will not cover negligence or willful misconduct. You must notify our office of damages or losses during your occupancy or this plan will be void and you will be responsible for any damages. If you do not choose to purchase the Deposit Waiver, an additional security deposit will be required for your rental home. 

A security deposit will be required on all homes in which the leaseholder has not purchased the Deposit Waiver option. The Security Deposit amount will vary from $300 - $1000 depending on the home's requirements. Security deposits protect the owner's homes from abnormal wear and damage. If any damages occur during your stay, please notify us immediately. If damage is reported after your stay, the appropriate deductions will be made from your security deposit. All Security Deposits will be accounted for within 30 days, or refunded in full within 45 days following conclusion of occupancy. 

A $165.00 handling fee (plus tax) is applied to
every reservation. The property management company offers an optional vacation Travel Insurance. Coverage includes some medical emergencies and mandatory evacuation for hurricanes when ordered by county emergency management control groups. 

There will be a return check charge of $25. Returned checks must be replaced with certified funds or a credit card payment within 7 days. 

All reservations made within 30 days of your arrival date will require full payment at the time of reservation. NO
EXCEPTIONS. Some homes allow partial week rentals, with a 3
night minimum, during our Off Season. These short week vacations can only be booked within 30 days of your desired arrival date. Holiday weeks including Easter, Memorial Day, Labor Day, Columbus Day, Thanksgiving, Christmas, and New Year's will only allow you to book a partial week rental 2 weeks in advance. 

To cancel a confirmed reservation, please call us as soon as you know you will be unable to vacation, to give us as much time as possible to re-rent your home. We will need written notification of
cancellation signed by the leaseholder that can be sent via mail, fax, or e-mail. If the home you rented is successfully re-rented and confirmed, you will be refunded the rent, taxes and fees, less a $150.00 cancellation fee. If you purchased the optional Travel Insurance, that insurance premium will not be refunded. 

Our check-in days are Saturday and Sunday. Check in time is 4:00 p.m.; on occasion check-in time may be later than 4:00 p.m. due to unforeseen circumstances. 

After Hour Arrivals: If your balance is paid in full and we have
received your signed lease, a packet will be left out for you in our drop box that will include directions to your rental home, keys, and some information about the area. 

Checking Out: If your home requires extra cleaning because you left it in poor condition, you may be charged an additional cleaning fee. 

All homes provide linens for each bed, and sleep sofa. Trundle beds, top bunks, and sleep sofas will have sheets and towels provided but these beds will not be made. Every home provides 2 bath towels and
1 wash cloth per person, 2 hand towels per bathroom, 1 bathmat in each full bath, and 2 kitchen towels.

Parking capacity at our rental homes will typically allow the same number of cars as there are bedrooms. Condos will usually only allow each guest 2 parking spaces. There is no on-street parking, which is strictly enforced with ticketing and towing. 

All homes are equipped with a telephone that will have a long distance block prohibiting any long distance calls. You will find the phone number to your rental home on your lease agreement. Use your credit card or calling card for all long distance calls. 

Homes with private wells occasionally experience low pressure, salty, or discolored water. There may be an unpleasant sulfur odor. The water is potable but you may prefer to drink bottled water. 

We have an agreement with our homeowners that we will only rent their home to family groups. WE WILL ONLY RENT TO FAMILY GROUPS AND RESPONSIBLE ADULT PARTIES WITH PRIOR APPROVAL. We reserve
the right to terminate a lease as the result of non-compliance to the family group policy, or any other policy stated on your vacation lease agreement. 

The leaseholder is responsible for payment, deposits, and all responsibilities listed on our vacation rental lease. Please be sure to read your lease very carefully. The leaseholder must be at least 24 years of age

Dogs (no cats) are allowed only in designated Pet Welcome homes. NO EXCEPTIONS. Pets are limited to two domestic, housebroken dogs with a weight limit of 60 pounds each. There is a $100.00 (plus tax) pet cleaning and spray fee that will be charged to each guest bringing a pet. Any violation with pets in a non-pet home will be cause for
termination of tenancy. 

Corolla is a highly desirable and growing area. You may reserve a house at a time when there is no construction in progress nearby, but construction could begin prior to your arrival. We regret any
inconvenience to you but have no control over these situations. Rebates or relocation cannot be considered

Your private pool should be ready for use by 4:00 p.m. on your check in day. Private pools receive a full clean on check in day, and a mid week chemical check. You will be charged for any additional
cleanings required due to abuse. Private pools will be available for use from May 8 through October 6. Hot tubs should be ready for use by 4:00 p.m. on your check in day. Hot tubs are receive a full clean on check in day, and a mid week chemical check. You will be charged for additional cleanings required due to abuse. Hot tubs will be closed down during January and February due to the climate conditions in our area. There will be a $75 fee to use a hot tub during these months of winterization. That fee pays for the hot tub to be de-winterized and then re-winterized following your stay. 

Fireplaces will be shut down and unavailable for use from June 1 through November 1.
