The Atrium condos are located on the east side of Main Street and provide a conveniently located, yet quiet retreat for a mountain vacation. Either walk or ride the free town shuttle to the slopes and great local shops that Breckenridge has to offer!

The complex has a beautifully vaulted atrium in the central part of the building with fireplaces and cozy sitting areas, giving the ultimate feeling of a true mountain lodge experience. In addition, this condo is loaded with an outdoor hot tub and deck to relax.

With the old town park, sledding hill, and playground just seconds away, this condo is the perfect homebase for families or groups of friends! This can also be rented with other Atrium units (upon availability) for larger parties

Policy

Payment:
50% of the reservation total is due at time of booking, and the balance is due 60 days prior to arrival. Reservations made within 60 days of arrival require payment in full at time of booking.

Cancellations:
Cancellations received 61 or more days prior to arrival forfeit initial deposit of 50% of reservation total. Cancellations received 60 days or less prior to arrival forfeit full payment of 100% of reservation total. All cancellations must be made by one of the following methods: fax: 435.655.9024; email: cancel@mountainreservations.com; or certified mail to: Mountain Reservations, 1918 Prospector Avenue, Park City, UT 84060.

Rental Terms:
Pets are not allowed in any of our properties unless specified in writing. All properties are non-smoking unless otherwise noted. There are no refunds for late arrivals and/or early departures. A major credit card is typically required upon check-in to cover incidental charges. Specific unit numbers and bed configurations are not guaranteed. We reserve the right to provide accommodations of equal or greater value, at no extra charge, if it becomes necessary to relocate a guest or group, should a property become unavailable.

Limitation of Liability and Disputes:
Amy damages that may be claimed by Customer against Mountain Reservations for an alleged breach of this Agreement shall be limited to the total amount of monies paid and shall specifically exclude any indirect, special, consequential and punitive damages. Each party to this Agreement consents and submits to personal jurisdiction in the courts located in Salt Lake County, Utah. Any dispute arising within or without this agreement shall be brought exclusively in the state courts located in Salt Lake County, Utah.

Taxes and Fees:
VacationRoost acts as an intermediary between travel service providers and you for the booking of and payment for travel services. The prices listed for travel services include the amounts paid to such travel service providers in connection with your travel arrangements, including applicable taxes, as well as our variable fee for facilitating such travel arrangements. Whenever the term "Taxes and Fees" is used by VacationRoost, it refers to our variable service fee plus applicable taxes and fees collected by us on behalf of the travel service provider. 

VacationRoost collects certain taxes on behalf of such travel service providers, including hotels. These hotels and other travel service providers are solely obligated to collect any applicable taxes, governmental fees, and other charges and remit them to the government for your travel arrangements with them. What we collect from you is an estimate of the amount we expect the travel service providers to bill for such charges. The actual charges calculated by the travel service providers and due to the government may vary from the amount we collect from you, depending on the rates and taxability in effect at the time of your use of the travel services. You are responsible to pay any additional amounts that are required. Also, please note that you may incur other charges while traveling that are not payable to us and are not included in the quoted price, such as hotel extra-person or extra-bed charges, resort fees, gratuities, hotel energy surcharges, parking fees, telephone fees, room service, movies, mini-bar, or rental car insurance, gasoline, and other incidentals.


Trip Insurance:
Mountain Reservations Vacation Protection Plan, offered by Access America Travel Insurance, provides protection against the loss of your vacation rental deposit or payments if unforeseen circumstances cause you to cancel or postpone your trip.

When you purchase Mountain Reservations Vacation Protection Plan, your rental deposit and nonrefundable fees are protected if your trip is cancelled, interrupted or postponed for a covered reason.* You and your traveling companions will also be covered for travel delays, baggage delays, and baggage theft and damage.*

Here are a few examples:
-	Your spouse becomes ill a few days before departure and you must cancel the trip
-	You’ve prepaid lift tickets, rental equipment and ski/snowboard lessons and must return early from your vacation
-	A member of your family back home passes away while you are away, forcing you to cut your trip short
-	You lose your job shortly before departure and must cancel your trip
-	You arrive by air but your bags do not

Trip Cancellation/Interruption: Trip Cancellation/Interruption coverage provides financial protection for expenses related to trip cancellation or interruption caused by a covered reason, including job loss, injury, illness and a traffic accident.* Trip Cancellation coverage provides reimbursement for prepaid, nonrefundable expenses, like rental deposits. Trip Interruption coverage offers reimbursement for the unused, non-refundable portion of the trip and any increased transportation costs to return home due to a covered reason, including a mandatory evacuation due to a hurricane.*

Sports Benefits: Provides coverage for specialist sporting equipment, reimburses rental costs if equipment is stolen, lost damaged or delayed by a common carrier for at least 12 hours; reimburses non-refundable sports-related deposits and payments such as lift tickets, equipment rentals and lessons.



Emergency Medical Transportation: In the event of injury or illness, the coverage will pay for emergency medical transportation services*, which are required to move you to the nearest appropriate healthcare facility, as well as pay up to $5,000 toward your return trip home.

Travel Delay: Provides coverage on a one-time basis for reasonable additional accommodations and traveling expenses incurred* due to a covered delay of at least six hours.

Personal Effects/Baggage Coverage: Provides benefits for loss, damage or theft of your baggage and personal effects*, provided you’ve taken all reasonable measures to protect, save and recover the property.

Personal Effects/Baggage Delay: Provides reimbursement for your expenses if your luggage doesn’t arrive when you do and the bags are not located for 24 hours.*

Vehicle Return: Provides coverage for transportation of traveler’s automobile, back to his/her primary residence, should he or she become ill/injured or unable to drive.

Roadside Assistance: Provides coverage for 24-Hour Emergency Towing, assistance with flat tires, gas, battery jumpstarts and winching.

24-Hour Travel Assistance: Our Customer Service Associates are always available. They can help provide travel and emergency assistance for common travel incidents – from medical emergencies to legal referrals and travel planning.

Pre-Existing Conditions Exclusion: The program does not cover losses or expenses if they result from any injury, occurring prior to and including the effective date of this insurance, or any illness, occurring during the 120 days prior to and including the effective date of this insurance for which treatment by a licensed physician has been sought or advised or for which symptoms exist which would cause a prudent person to seek diagnosis, care or treatment.

Pre-Existing Conditions Exclusion Waiver: If you purchase your policy within 14 days of the initial trip deposit, purchase enough insurance to cover the full cost of all trip arrangements, are medically able to travel at the time of insurance purchase, and have not filed a claim for trip cancellation due to a pre-existing illness within 120 days of the effective date of this insurance, we will waive the Pre-Existing Conditions Exclusion. This waiver is available for trips costing $10,000 or less.

^ Coverage for these benefits is limited to a trip of 120 days or less; hurricane coverage applies beyond 120 days as long as you continue to rent the property.
