4 Star Homes - The community of Southern Dunes Golf and Country Club was first established in 1993, it is located approximately 8 miles south of I4 exit 55 on State Route 27. It is a community of approximately 700 homes located around the multi award winning Southern Dunes Golf Course and is approximately 20 minutes drive from Walt Disney World.

As you enter the community there is a lake to the right and trees lining the roads and edging the golf course, all of which give the area a ‘country’ feel
Within the community there are 3 swimming pools, there are two tennis courts and small children’s play area with swings and slides.

Just outside the main gate to the community are two large supermarkets, Winn-Dixie and Wal-Mart which will have everything you need (Food, Pharmacy, Clothes etc). Wal-Mart is open 24 hours and has a petrol (gas) station.

This house is an ideal family house which features 4 bedrooms, one of which is ensuite and has an additional family bathroom.

The lounge is spacious and has that "cool” feel due to the home having ceramic tiles. The sitting area has a TV with DVD player for additional entertainment. The kitchen is large and extensive with all modern features such as a dishwasher, large fridge and full size cooker with microwave. There is a separate dining area and a separate laundry area also. The home is fully air conditioned throughout.

Outside you will find your own pool with furnished deck, some of which is partly covered for some much needed shade. The pool is inviting after a busy day touring the parks and can be heated. You may prefer to just sunbathe on one of the sun loungers. Policy

MAINTENANCE

The property management company requires a minimum 3 night stay. Any stay of less than 5 nights will incur a cleaning fee as follows: 

3 bed/ 2 bath - $75 
4 bed/2 bath - $95 
5 bed/3 bath - $105 
6 bed/3 bath - $115

Each additional bathroom, together with a games room will incur a charge of $5 per stay. Your departure cleaning is provided upon check-out. Refunds will not be made if cleaning is considered as being unsatisfactory by the guest; however the property management company will send a housekeeping team ASAP to investigate and/or correct the issue if required. Every property is inspected prior to check-in and after check-out and you may be billed if uncommon cleaning is required. If you would like any supplementary cleans during your stay, you may call our office to schedule this at an additional cost. 

PAYMENT PROCEDURE 

20% of the Total must be received at time of booking. Balance is to be paid in full 45 days prior to arrival. This will automatically be taken from the credit card we have on file, unless we are advised of alternative payment method before your balance is due. Upon receipt of full payment, directions and key instructions will be given. 

To book on line you must have a valid credit card (Visa, Master Card or American Express). 

CHECK-IN/CHECK-OUT

All guests must check in at the office. Office hours are 9 am -5 pm Monday to Friday and 9 am – 12 pm Saturday, the office is closed on Sundays. Should the Guest arrive outside of office hours there is a lock box situated to the right of the front doors and located inside will be a personalized envelope containing information and a map to your property. These details will be sent to you on full payment. 

CHECK IN time is any time after 4 pm on the day of arrival. If you would like to request an early check in time of 12 pm onwards please call the office for availability and pricing. 

CHECK OUT time is 10 am on the day of departure. Failure to depart by this time may incur a charge equal to one day’s rental. If guests arrive out of office hours, registration MUST be completed with in 24 hrs.

CANCELLATION POLICY

If you should have to cancel your reservation, please notify us in writing immediately. A credit card number will be requested at the time of booking, and failure to cancel in writing may result in the initial deposit or final payment being charged to the credit card. If payment was made via check or wire, a refund in the form of a check will be issued. All cancellations are subject to a $50 administration charge.

Written notification received more than 43 days in advance, 100% will be refunded. Written notification received 22 – 42 days in advance, 50% of the total amount will be refunded. Written notification received 7 – 21 days in advance, 25% of the total amount will be refunded. Cancellations made 1-6 days in advance of arrival, no refund will be allowed.

COMPLAINTS

If you discover any problems with the home, the office must be notified within 24 hours of your arrival. We do not generally issue refunds for any condition beyond our control, such as power outages, water or system breakdowns, TV cable blackouts, appliance malfunctions, and the like, and in no event will we issue a refund for a problem we had no opportunity to resolve. We maintain our homes in the best possible operating condition and if a problem should occur we will make every effort to rectify the situation and, if necessary will move you to a comparable home. If you decide to leave earlier than your departure date there will be no refund issued.

CHANGING A BOOKING

The property management company reserves the right to move a booking to a home of equal standard or better at no extra cost.

The property management company, acting on behalf of the homeowner, reserves the right to cancel an agreement at any time prior to guest checking into property. In this event, the guest will be refunded all monies paid and neither the property management company nor the owner of the property will be liable for any damages incurred as a result of the cancellation. The guest will be offered a move to an alternative vacation home, at no extra cost. This is highly unusual and would require extraordinary circumstances from the homeowner.

WEATHER

Force Majeure means that we will not be held responsible for unforeseen circumstances that are out of our control, such as adverse weather conditions, terrorist activity or any natural disasters. In this instance, no compensation will be paid.

AMENITIES

Swimming pools and spa amenities are checked on a regular basis. Every effort is made to have them in good working order but no refunds or discounts will be made in the event they are inoperable during your stay. Guests choose to use these amenities at their own risk. Fees associated with heating pools are subject to change without no notice.

SECURITY DEPOSIT

Upon arrival ALL guests are required to register at the office. At that time, we will take an imprint and authorization of a major credit card for $300.00 or cash deposit of $1,000.00 as security against negligence, theft, damages, or additional charges. If a cash deposit is made, we will refund this by check within 7 days of departure to your home address. If a change is made to this policy the guest will be notified prior to any charges to their credit card should damages, losses or additional charges are incurred.

These are only guidelines to maximum capacities as not all homes will have a sleeper sofas or pull out beds, please check the individual property descriptions for details on actual capacities.

HOUSEHOLD SUPPLIES AND FURNISHINGS 

The rental home will have an initial supply of Toilet rolls (1 per bathroom) and 2 trash bags. The home will be fully furnished with Kitchenware, bath towels and bed linens on all beds. Your rental home will be cleaned and serviced prior to arrival. Additional cleaning and linen services are available; please contact our office for services and pricing.

Pet Policy: The property management company can provide pet friendly accommodation, please contact a reservationist for details. If you bring a pet into a home without prior notification a $500 fine will be applied to your account.

No Smoking: All accommodations provided are non smoking. If this is not adhered to a $500 fine will apply.
